OUR VILLA

The Villa is comprised of three bedrooms; two bathrooms; large living area and American style kitchen; spacious terrace with separate cooking facilities; a games room; laudrette area; a private garden and parking space.The entire villa and garden has high speed (100Mbps) Wi-fi throughout, provided by 5 Wifi access points.

Bedrooms

There are 3 bedrooms. 2 Bedrooms have Queen beds (200x160cm) and the 3rd bedroom has 2 single beds (190x110cm). All beds feature high quality memory foam mattresses and cotton sheets. Each bedroom has a High Definition TV with streaming subscriptions to Netflix and Amazon Prime Video included.The master bedroom has a walk in dressing room, private balcony and its own large en-suite bathroom with HDTV, walk-in shower, twin sinks, and separate whirlpool hot tub.

There is also a Sofa Bed in the lounge that forms a full size 160x 190cm double bed with memory foam mattress. This is in a separate area from the main sofa chairs in the lounge and enables an additional bed to be made up without impacting the use of the lounge suites. Please advise when booking if you require the sofa bed and it will be made up for your arrival.
The main bathroom is adjacent to the bedrooms and has a large, walk-in shower.
All towels, soaps, body wash and shampoos are provided.

Living Area

The lounge / dining room features a state of the art 55 inch (140cm) 4K cinema system with surround sound and leather recliner sofas. The lounge has a fireplace with firewood provided. There is a dining table that can seat up to 8 people.

The large, American style kitchen with double door Fridge/Freezer features an ice maker and chilled water dispenser. High quality appliances include Ilve gas stove, built in deep fryer, AEG electric and microwave ovens and a Magimix Blender. There is a separate breakfast table and coffee areas with stools in the kitchen. An espresso coffee machine with foamer, cafeteria and Dolce Gusto coffee machines are provided along with fresh coffee and tea. The kitchen balcony features a herb garden with fresh Basil, Thyme and Parsley plants.

The Terrace
and Garden

There is a grass lawn area with sun loungers and sun umbrellas provided. The swimming pool is 4.5m x 2.3m x 1.5 meters deep and has a shallow (15 cm) area at one end for small children. Floating toys and boats are included. The large wooden hot tub for up to 6 people is 2 meters long and 1.5 meters deep.

The outdoor area and pool are cleaned daily.

The outdoor terrace has a large table with 8 chairs, a BBQ grill fireplace, with wood and charcoal provided, and features a full size commercial pizza oven with all accessories provided. The terrace also has its own kitchen, with sink, gas stove and fridge.

There is a secure, private, undercover car space inside the property suitable for up to a large people mover or 2 small cars. Total parking area is 8 meters in length with a height limit of 2.1 meters. There is also a public car park less than 20 meters from the house. The road leading to the house is narrow with a minimum width of 2.5 meters.

The car space has a 22KW fast EV charger with type 2 connection.

There is a large ground floor Games room / Bar leading to the garden. It features an authentic bar with drinks fridge, stocked with complimentary snacks and soft drinks. There is a giant 65 inch 4K TV and 2 leather sofas to enjoy watching sports or a movie.

When used as a games room, there is a full size professional quality table tennis table with a robot serving machine for single practice. Games include a table football machine, a retro arcade machine with hundreds of games, chess, backgammon, mini pool and many other games.

The downstairs laundry has a Miele washing machine, a clothes dryer and drying rack. Washing powder and fabric softener are included.

There is also an iron, an ironing board and a clothes rack that cn be used inside or outside.

The downstairs lobby is stocked with beach towels for the sun loungers, pool, hot tub and Lake and also has inflatable toys and floating pool bed.

The outside areas including pool and hot tub are cleaned daily. Garbage is taken out nightly.

For longer stays, the bedding can be changed weekly upon request.

The host lives in a separate apartment below the villa and requires access through the garden area and lower entrance to the villa.
